Indoor Heated Pool

Since this aerial picture was taken in August 2005 there have been a lot of changes, but it does show the building layout. The building to the right is the converted barn, which is now the Main House. The longere to the left contains the indoor heated swimming pool, two gites, large laundry room, office & workshop. At the bottom of the picture the trees have been removed and another patio with flower beds created, thus offering greater usability.

These pictures were taken recently and show the front of the completed barn / main house facade, using Pitch Pine. The plants growing to the left of the picture over the stone work, are Roses & Passion flower but the rain destroyed the blooms before just before the picture was taken

The Property

In general the property can be divided into two sections; one residential and the other for holiday rental.


Within this property we now have established a very successful Chambre d'hote
with a very high rating on

The residential section is primarily the "Barn" [that is to say] the building to the right of the larger picture, this house consists of :-

Ground floor

  • Lounge - The lounge is approximately 6M x 4.5M with a large wood burning stove, fully ceramic tiled floor, network point for the computer, recessed lighting, & Ceiling Fan
  • Kitchen - The kitchen is fully fitted with Gas Hob, Electric oven, Integral Fridge & Freezer, A Rayburn multi-fuel oven / boiler, Dishwasher recessed downlighters, Ceiling Fan, Granite work tops & under wall unit lighting, The floor is fully tiled with ceramic tiles, and there is a recessed door mat to the entrance door.
  • 3rd Ground floor room - This room was originally designed as a room/bedroom suitable for wheelchair access and could therefore be used as a 5th bedroom as it has easy access to the downstairs toilet and shower. All of the major controlls for the central heating are in this room out of sight in a large built in cupboard.
  • Ground floor wet room - There is a large wet room next to the 3rd Ground floor room, which is suitable for persons with mobility problems, it has a shower, toilet, and hand basin.
  • Generally the ground floor is fully centrally heated using waste wood,or logs, or charbon, or even a mix of all three, on this floor can be found the fuse board and the central heating control section.

First Floor

  • Main Bedroom - The large main bedroom has its own ensuite shower room complete with shower, half inset hand basin, concealed cistern toilet, genuine oak flooring, heated towel rail, granite surfaces and is fully tiled, there is also a walk-in wardrobe that has background heating in it. A flat screen television is also installed and the room has views of the garden and over and across the nearby forest. Facing east, the rising sun reaches this room early in the morning.
  • 2nd Bedroom - The second bedroom is a large, light & airy centrally heated room facing both west and south. It has its own good sized en-suite
  • 3rd Bedroom - The third bedroom is a good size and faces south, it easily accomadates a double bed.
  • Shower room - The shower room on the 1st floor has a cabine built in shower, plus a hand basin and toilet, it also has oak flooring and is fully tiled.
  • Generally the 1st floor is fully centrally heated throughout, the access stairs and upper hallway are well lit with ample switches at all points.
  • Staircase - The staircase is concrete and fully tiled with oak trimming and a stylish glass bannister with a solid timber handrail, all of this is demountable to allow easy movement of furniture at any time.

Externally of the Barn

The whole of the barn has been repointed in the local traditional manner. The front is covered in the summer with climbing roses and passion flower. The beds at the front have roses, with various bulbs and small shrubs so that especially during the summer there is always colour at the front entrance. There are two satellite dishes so that both British and French TV can be received. At the time of writing this there is some redecoration to be carried out internally, which has an ongoing schedule and is expected to be finished during the summer of 2009.

Rental Gites etc.

There are two gites / cottages here at La Peignardiere. Full details of them can be found at Briefley, one Gite is a two bedroomed unit, with a sofa-bed, meaning it can sleep up to 6 persons, and the other unit is a three bedroomed unit plus a sofa-bed, which means it can sleep up to 8 persons. Both units have a Television with UK free to air, Internet access, CD player, radio, washing machine, fridge freezer, central heating and a fully fitted kitchen including microwave, cooker etc. All the furniture now in the houses will be sold with the property so that they are ready for rental income at all times. Turnover figures for these units will be made available to genuine enquiries.

Swimming Pool

The swimming pool is indoor and heated, because of this there is very little maintenance, perhaps less than 15 minutes per week in the high season. Special filter medium is used to increase the purity of the water (not sand based) and ultra violet light is used to kill all bacteria. This means that chlorine need never be used, thus eliminating that strong smell associated with pools and damage from the bleaching effect of chlorine. The only chemicals that may be used are to keep the Ph levels steady when required, but even this is rare. Heating of the pool is from two sources one being solar panels, which are efficent during bright days summer or winter and maintenance free, the other comes from the same boiler system used to heat the houses (see next section) when required.

Boiler System & Heating

The main heating system for the property is from a boiler situated in the Laundry. This boiler runs on wood pellets, which is considered very 'green' as it does not burn any fossil fuel and uses very little electricity. It is possibly the least expensive method available at this time for large scale heating. The boiler can be turned on to heat the gites or to boost the swimming pool temperature on cloudy days when the Solar system may struggle. During times when there are no guests in the houses who need heat then it can be switched to heating just the Barn, thus making this system very flexible.


Over the swimming pool area is a large workshop fitted with racks / shelving / and work benches, this is ideal for all the property maintenance that may be required. For large items there is an electric hoist in place that is capable of lifting or lowering up to a quarter of a Tonne. All fixtures and materials will remain upon the sale of the property.


The laundry room lies in the furthest section of the Longere to the right-hand end i.e. next to the Main House. In here is the washing machine, tumble dryer & work surfaces plus storage for all the linen & towels for the gites. Also in this room is the boiler and by placing it here the heat given off by the boiler during its use enables laundry to be dried during the most inclement of weather without resorting to the tumble dryer.


The office is situated over the laundry and is accessed via its own staircase. Within the office are 2 desk-top areas, and the routers for controlling the internet network for the Office, the Main House, and the gites.


This property is ideal for a family or a couple who are looking for a well renovated property with a ready made income to augment a pension or salery etc but where there is a possiability of increasing the existing income from the gites with very little effort. The property and gardens are in a generally good condition and the Gites are rented on a regular basis. The sucessful purchaser would be expected to honor all existing lettings, and the present owners would pass any outstanding rental income to the new owners. All furniture in the Gites would stay with the property if required and be treated as a seperate sale, most furnitureand white goods in the house would also stay in the house if required and be treated as a seperate sale thus offering the sucessful purchaser the opertunity to take possession without many great problems, The septic tanks & filters are new and meet current the current EEC regulations & standards, all renovation works have been carried out proffessionally and meet reglations in force, This is a property that must be viewed by the couple who are serious about making a living in France and taking on a already sucessful established rental property.
